For commercial and industrial properties bought by operating businesses, the bank analysis of the property financing is typically based on the financial strength of the operating company.

Whereas for the properties owned by individuals, sole proprietors, and investment holding companies, the standard TDSR criteria still applies as above.

There is no ABSD for both industrial and commercial properties.

Instead, for industrial properties there is Seller Stamp Duty (SSD). SSD is in effect for 3 years  starting with 15% seller stamp duty in the first year which reduces by 5% every year.
